to appoint an experienced Director of Operations to take ownership of their operational platform, drive performance across their residential portfolio and play a pivotal role in supporting their with operational excellence.Working closely with the senior leadership team, you will have significant influence over the direction of the business, building scalable operations, developing high-performing teams and delivering exceptional outcomes for residents and investors.Key ResponsibilitiesStrategic Leadership & Business GrowthDevelop and execute a national operational strategy to support portfolio growth, commercial performance and resident satisfaction.Build and scale a best-in-class operational platform, introducing consistent processes, KPIs, reporting frameworks and technology.Partner with the MD, CEO and wider leadership team on business strategy, transformation and expansion.Take ownership of operational budgets, forecasting and cost optimisation, driving improvements in Net Operating Income (NOI).Support new investment opportunities, acquisitions and transactions through operational due diligence and commercial insight.Portfolio Operations & Asset ManagementOversee the end-to-end operations of a growing multi-site residential portfolio, ensuring consistently high standards across all developments.Lead regional and on-site property management teams, establishing a culture of accountability, collaboration and continuous improvement.Manage facilities, maintenance, building services and third-party supplier relationships to optimise performance and cost efficiency.Ensure robust compliance with relevant housing legislation, building safety regulations, health and safety requirements and operational risk frameworks.Drive operational efficiencies through improved procurement, supplier management and preventative maintenance strategies.Leasing, Revenue & Resident ExperienceOversee leasing and revenue performance, working with commercial teams to maximise occupancy, rental income, renewals and retention.Develop a hospitality-led approach to resident services, delivering an outstanding customer experience across the portfolio.Establish and monitor resident satisfaction, service delivery and operational performance KPIs.Identify opportunities to enhance resident engagement, community initiatives and the overall customer journey.New Asset Mobilisation & Operational TransformationLead the successful mobilisation and handover of new residential developments into the operating portfolio.Develop scalable mobilisation processes, staffing structures, operational systems and launch strategies.Collaborate with development and construction teams to ensure new assets are designed and delivered with operational efficiency and resident experience in mind.Champion technology, automation and data-driven decision-making to improve operational effectiveness.Embed ESG and sustainability initiatives across the portfolio, supporting energy efficiency, responsible procurement and community engagement.Leadership & Stakeholder ManagementRecruit, mentor and develop high-performing operational teams across multiple locations.Build strong relationships with investors, joint venture partners, external stakeholders and local authorities.Deliver insightful operational and financial performance reporting to senior leadership and investors.Foster a commercially focused, customer-centric culture that supports the company's continued growth.About YouMy client is looking for an established senior operations leader with extensive experience managing complex, multi-site residential property portfolios.You will ideally bring:Significant senior leadership experience within Build-to-Rent, multifamily residential or a closely related property management environment.A proven track record of leading and scaling multi-site operations within a growing business.Strong commercial acumen, with experience managing substantial operational budgets, optimising NOI and driving asset performance.Demonstrable experience mobilising new residential developments and implementing scalable operational processes.In-depth understanding of property management, facilities management, regulatory compliance and resident services.Experience leading geographically dispersed teams and developing strong operational leadership structures.The ability to engage confidently with investors, board members and other senior stakeholders.Strong analytical capabilities, financial understanding and experience using operational technology and reporting systems.A proactive, entrepreneurial mindset with the resilience and adaptability to succeed in a fast-paced, evolving environment.Above all, you will be a
