Location: Sharjah, UAERole OverviewSunrise Real Estate is hiring an experienced Maintenance Manager to take full responsibility for maintenance across our buildings.We need a hands-on manager who can lead the team, assign and follow up on jobs, solve technical problems, control costs, and report directly to management.

You will be our main point of contact for maintenance, ensuring work is completed properly and on time.Key ResponsibilitiesManage the entire maintenance team, electricians, plumbers, painters, carpenters, and helpers.Plan daily assignments, allocate staff across buildings, and track attendance, locations, workload, and performance.Manage maintenance requests from the initial complaint through completion, inspection, and closure.Follow up with technicians throughout the day and verify work quality through site visits, photographs, and completion reports.Prepare and implement preventive maintenance schedules for buildings, equipment, and MEP systems.Diagnose recurring problems and arrange lasting repairs.Coordinate access and appointments with tenants, building staff, and property management.Handle urgent breakdowns and organise emergency response.Manage materials, tools, spare parts, stock levels, and purchase requests.Obtain and review contractor quotations, recommend suitable options, and supervise outsourced work.Monitor maintenance spending, check invoices against completed work, and obtain approvals for expenditure.Enforce safe working practices and keep maintenance records organised.Report directly to management on completed jobs, pending work, urgent issues, team performance, costs, and required decisions.Reporting ExpectationsYou will provide:Daily updates: Team deployment, completed and pending jobs, emergencies, and material requirements.Weekly reports: Outstanding work, recurring problems, preventive maintenance progress, and contractor updates.Monthly reviews: Maintenance costs, team performance, major repairs, and recommended improvements.RequirementsEngineering degree or diploma in Mechanical, Electrical, Civil Engineering, or a related discipline.At least 5 years of building maintenance or facilities management experience, including proven responsibility for supervising a team.Strong technical knowledge of electrical, plumbing, and general building maintenance.Experience managing maintenance across multiple occupied buildings.Ability to troubleshoot on-site, prioritise urgent work, and hold staff and contractors accountable.Strong organisational, communication, and reporting skills.Ability to use Excel, email, WhatsApp, and maintenance tracking tools.UAE building maintenance experience strongly preferred.UAE driving licence preferred.What We OfferA stable, long-term position with a growing real estate company.Responsibility for leading and improving the maintenance function.Direct communication with management and clear reporting expectations.Salary based on experience and demonstrated capability.This role is for an experienced maintenance leader who can independently run daily operations, take ownership of results, and keep management informed.
