Senior Property and Leasing Manager

We are seeking someone to be part of a founding team, and someone who enjoys the challenge of turning average properties into great assets. Athar Group is founded by a member of the legacy family office and inherits a currently active revenue generating portfolio of properties. The asset base spans commercial, residential, and industrial assets, and range from newly built to those that require major renovations. These assets are a prime portfolio with an immediate and actionable plan to increase their ROI and inherit value in the short term, which in turn will fuel the future expansion of Athar Group. The short term goal is immediate asset value creation, while the long term has eyes on expanding a property management portfolio as well as exploring the adjacent verticals in the real estate market.Senior Property Manager· Lead leasing from start to finish: marketing vacant units, finding tenants, viewings, negotiating and signing leases within approved terms.· Track rent rolls, occupancy, lease expiries and market rents, and recommend rent and occupancy plans for each building.· Manage renewals early and lead renewal talks, balancing tenant retention with rent, to protect income and keep empty periods short.· Follow up overdue rent with tenants, working with the finance team, which handles accounting, settlements and write-offs.· Plan the lease-up of new warehouses, showrooms and shops as they are built.· Find and assess opportunities to lease or manage properties for third parties, and present them to management.· Own relationships with tenants and brokers, and keep communication quick and professional.· Resolve escalated tenant issues and disputes, and refer exceptions for approval.· Coordinate move-ins and move-outs with the facilities team so units are ready on time.· Keep the rent roll, occupancy, lease expiry and leasing pipeline registers accurate.· Prepare tenancy contracts from standard templates and handle tenancy registration with the Sharjah authorities.· Develop regular reports on rent, occupancy, renewals, retention and arrears, including analysis and KPIs.· Improve leasing and tenant service processes, using property management systems and Excel.Education and Experience:· Bachelor’s degree in business administration, real estate, or related field.· Minimum of 7 years in the UAE in a real estate leasing capacity, including independent portfolio responsibility.· Demonstrable knowledge of regulations and processes of leasing and property management.· Knowledge and experience in the Sharjah real estate market a plus.· Extensive experience with an industry standard property management software.· Experience with all of commercial, residential, and industrial properties a plus.Additional Requirements:· Fluency in English and Arabic.· Valid UAE driving licenseKey Performance Indicators:You may be asked to provide information on previous portfolios managed, specifically on development of rental income analysis, demonstrable growth in revenue, consistently high occupancy levels, tenant retention rate, reduction in delinquencies, amongst other KPIs.
