Asset Management Director (Real Estate)

We are seeking an experienced Asset Management Director on behalf of one of our esteemed clients a growing Saudi Real Estate Developer and investor with a diversified portfolio of income-generating residential, commercial, and hospitality assets.This is a hands-on leadership role for a results-driven professional who can maximize portfolio performance, strengthen rental income and collections, improve occupancy, and ensure effective property operations as the company's portfolio continues to expand.Key ResponsibilitiesLead the operational and financial performance of a diversified real estate portfolio.Manage the complete leasing lifecycle, including new leases, renewals, rental adjustments, terminations, and Ejar registration.Drive rental collection performance, manage overdue receivables, and implement effective arrears recovery strategies.Monitor occupancy rates, rental income, collection performance, and outstanding balances, providing regular reports to executive management.Oversee property maintenance, facilities management, service providers, and contractor performance.Manage operating budgets, service charges, and maintenance expenditure to ensure cost efficiency.Build strong tenant relationships, lead lease negotiations, and resolve contractual disputes.Analyze market trends, rental benchmarks, and asset performance to improve occupancy and rental yields.Ensure compliance with applicable Saudi real estate regulations, Ejar requirements, REGA guidelines, and relevant municipal and Civil Defense requirements.Lead and develop the asset management team, establish effective processes, and strengthen operational reporting.Coordinate the handover of newly completed developments into operational management.Take ownership of portfolio performance, budgets, and continuous improvement initiatives.Candidate RequirementsBachelor’s degree in Real Estate, Business Administration, Finance, Engineering, or a related discipline.10–15 years of relevant experience in real estate asset management, property management, or leasing, including leadership experience at department-head level or above.Proven experience managing a sizeable portfolio of income-generating real estate assets.Strong track record in rental collections, arrears recovery, occupancy improvement, and revenue optimization.Practical knowledge of Ejar, REGA regulations, and Saudi leasing practices.Experience across multiple asset classes, such as residential, commercial, retail, or hospitality.Demonstrated capability in operating budget management, cost control, and financial performance reporting.Experience building or improving asset management teams, systems, and operational processes.Strong negotiation, leadership, analytical, and stakeholder management skills.Excellent written and spoken English & Arabic.
