Director of Procurement
Red Cedar Homes · Spartanburg, SC
Tailor my CV for this job — freeAbout Red Cedar HomesRed Cedar Homes is a specialized scattered lot and infill homebuilder with deep roots in the Charlotte metro and Upstate South Carolina markets. We focus exclusively on building high-quality single-family homes on individually acquired lots, a model that requires sharp procurement talent, disciplined cost management, and a team that moves with urgency. Our homes range from the $300's to the $700's and are built for families and investors seeking quality construction in established neighborhoods across the Carolinas.Unlike traditional community developers, our business runs lot by lot, which means purchasing is not a support function here. It is a critical driver of profitability. Every dollar saved in procurement directly impacts what we can build, where we can build, and how fast we can grow. Since its inception in 2016, Red Cedar has experienced exponential growth, solidifying its position as one of the most rapidly expanding builders in the Southeast. We are lean and mean by design. We run a small, high-output team with no bureaucracy, no bloated departments, and no unnecessary layers of management. Every person here owns their results, does the work themselves, and is expected to do more.. If you need a large staff, a big budget, or a long approval chain to be effective, this is not the right fit. If you thrive on accountability, speed, and seeing the direct impact of your work on the bottom line, it is.OverviewThe Director of Purchasing is a hands-on, working leadership role responsible for overseeing all purchasing and procurement operations across Red Cedar Homes' SC and NC markets. This individual will lead and directly manage the Purchasing department, drive bidding strategy and cost management, and establish scalable processes. The Director of Purchasing plays a critical role in protecting and improving company margins while ensuring all homes are bid, costed, and released on schedule and in alignment with the approved pipeline. This position reports directly to the President and is a key driver of the company's profitability and operational excellence. There is no layer of management between this role and the President and no one to hand the work off to. You will set the strategy and do the work yourself.Compensation & BenefitsBase Salary: $95,000 annuallyVehicle Allowance: $400/month ($4,800 annually)Annual Bonus: Up to $10,000, structured as follows:50% Starts & Cost Goals ($5,000):○ Meeting monthly and quarterly starts goals per the approved pipeline○ Bidding and costing all assigned house plans with multiple vendors per phase to meet or beat target house costs○ Releasing every home started in the quarter at or below its approved projected house cost, including lot condition budgets50% Completed House Budget vs. Actual ($5,000):○ Achieving 95% or better accuracy of budgeted house cost vs. actual cost on all completed homes, including lot condition budgetsAdditional Benefits:

The ideal candidate is:
- A process builder by nature: you don't just follow a system, you build it, document it, and make sure everyone uses it. If a task is done twice, you write the procedure.
- Relentlessly detail-oriented: you catch the $500 error on a bid sheet before it becomes a $5,000 problem. Accuracy is non-negotiable.
- Structured and organized: you work from a plan, live by checklists and schedules, keep clean files, and hit your deadlines without being reminded.
- Analytical and data-driven: you make decisions based on numbers, not gut feel, and you want to know exactly why a variance happened and how to prevent it next time.
- Direct and decisive: you communicate clearly and candidly, hold vendors and your team accountable, and make the call when one needs to be made.
- A firm, fact-based negotiator: you come to the table prepared, know your numbers cold, and protect the company's margin.
- Steady under pressure: you stay calm, consistent, and methodical when schedules tighten and priorities shift.
- A hands-on owner: you would rather roll up your sleeves and fix it yourself than wait for someone else to do it.
- Always improving: you constantly ask how the work can be done faster, cheaper, and cleaner, and then you make it happen.Work Location & Physical DemandsWork Location: Onsite | Greenville, SCPhysical Demands: The role requires the ability to talk and hear, stand, walk, use hands to handle or feel, and reach with hands and arms.
