Facilities Manager

We are seeking a credible candidate to oversee and manage the Facilities Management (FM) operations for an assigned portfolio of Grade A commercial office buildings (including associated retail components) in Abu Dhabi, UAE, ensuring the assets are maintained to Grade A standard, occupier satisfaction is maximised, and optimum returns are generated for stakeholders.Strategic ContributionAlign sectional plans with departmental strategy and cross-functional objectives.People ManagementLead and develop the team, ensuring efficient operations and compliance with policies.Manage the outsourced FM Provider's Program Manager, ensuring KPI, SLA, and contractual performance.Provide coaching, feedback, and promote organisational values.Budget & Financial ManagementMonitor budgets, control costs, and report variances.Governance & ComplianceImplement policies, procedures, HSE requirements, and regulatory controls.Drive continuous improvement, operational efficiency, and best practices.Prepare accurate reports in line with organisational standards.Job Specific AccountabilitiesFacilities ManagementOversee all FM operations for the Grade A commercial office and retail portfolio.Manage FM teams, service providers, contractors, and vendor performance.Ensure compliance with statutory requirements, Civil Defense, DMT, and regulatory standards.Oversee PPM programs, life-safety systems, inspections, maintenance, and FM service delivery.Manage tenant requests, move-ins/outs, fit-outs, incidents, insurance matters, and vendor invoices.Maintain strong stakeholder relationships with Property Managers, Asset Owners, tenants, and service providers.Fit-Out & ProjectsLead building takeovers, handovers, snagging, and defect rectification processes.Review and approve fit-out submissions, MEP loads, technical drawings, and compliance requirements.Prepare scopes, BOQs, tender documentation, and support contractor selection and procurement.Monitor project execution, quality, safety, regulatory compliance, and successful handoverCapex Program ManagementDevelop and manage annual and multi-year Capex programmes.Prepare business cases, budgets, and project plans for upgrades, refurbishments, and infrastructure improvements.Monitor cost, schedule, quality, risks, and stakeholder reporting.Ensure proper project close-out with full documentation and certifications.FM Service Provider ManagementAct as client-side lead for outsourced FM contracts.Set and manage KPIs, SLAs, operational plans, performance reviews, and reporting.Ensure effective issue resolution, continuous improvement, and contract renewal management.Fit-Out Management (Commercial Office & Retail)Manage fit-out projects from design approval through construction and handover.Coordinate permits, NOCs, authority approvals, and compliance requirements.Oversee site execution, base-build interfaces, snagging, and final completion.Provide technical support to leasing and asset management teams on fit-out requirements and delivery timelines.EducationBachelor’s degree in engineering (Mechanical, Electrical, Facilities Management, or related field).FM, Project Management, or Real Estate certifications (CFM, IFMA, PMP, RICS, MCIOB) preferred.Experience & Skills7+ years’ Facilities Management experience, including 3+ years in a facilities managerial role.Proven experience managing Grade A commercial office portfolios and outsourced FM providers.Strong Capex, refurbishment, fit-out, project delivery, and contractor management experience.Hands-on knowledge of commercial and retail fit-outs, authority approvals, and handovers.Proficient in AI tools, CAFM systems (Maximo, MRI, SAP), and MS 365.Strong budgeting, vendor, contract, and stakeholder management skills.UAE driving license required.Knowledge of UAE market practices with a customer-focused mindset.
